Hardie board โ also known by its brand name James Hardie โ is a fiber cement siding product made from cement, sand, and cellulose fibers. It's increasingly popular in Fort Lauderdale new construction and renovations because of its durability and hurricane resistance. But it requires specific care when cleaning.
Why You Can't Pressure Wash Hardie Board
- High pressure strips paint coatings. Factory-applied ColorPlus finish is designed to last 15+ years, but not against direct high-PSI water impact. Once the finish is compromised, the raw cement underneath absorbs moisture and develops staining.
- Water intrusion at seams. High-pressure water can penetrate caulked joints and reach the wall sheathing behind the siding.
- Edge damage. The cut edges of fiber cement planks are the most vulnerable points. High pressure can chip and erode these edges, creating entry points for moisture.
The Correct Cleaning Method: Soft Wash
Soft washing uses low pressure (under 500 PSI) with professional cleaning solutions to remove algae, mold, and dirt without risking damage to the coating or siding. The chemical solution does the cleaning work โ the water just carries it and rinses it away.
For Hardie board specifically, we use a gentler formulation than we'd use on concrete or masonry. The fiber cement surface doesn't require the same concentration to achieve a thorough clean.
Maintenance Schedule for Hardie Board in Fort Lauderdale
Fiber cement siding in South Florida should be professionally cleaned every 12-18 months. Regular soft washing extends the life of the factory finish and delays the need for repainting โ saving you significant money over the siding's lifetime.
